You may have seen this article in The Seattle Times, but if not, here's a link . The article contains several tips on successfully staging and marketing your listing during the holidays: some of them from yours truly. (We've linked to it on our site - click above.)
I've had some clients ask me for tips on where to place the tree and how to decorate while on the market. In general, create warmth and light, but it's best not to assume all buyers share your holiday. If you limit decorations to one room (just focusing on the tree, perhaps), that will really help. With or without a tree, it's best to keep all other trimmings to a minimum to avoid overwhelming your buyer.
By the way, it's good to avoid listing photos that contain holiday decor. (They'll look stale come January.)
For now, take comfort in the fact that people buy homes 365 days a year. I recently had an agent tell me that she's sold 3 houses on December 27 in the last 5 years. That ought to make anyone jolly!

Staging To Live: a Truly Funny Read
SET THE STAGE was recently the focus of an unexpectedly entertaining article on "Staging to Live."
Writer Katherine Luck invited me into her home to "make over" her bedroom and family room using only her posessions. This is what we call "Staging to Live" (as opposed to "Staging to Sell). Kathryn confessed that she had absolutely no talent in this regard, and so her editor thought she'd be a great test subject!
She offered to be my assistant for the day, and was quite impressed with the transformation of her spaces - so was her husband (always a good thing).
