How $150 Can Sell Your Listing!

Staging an occupied home is no longer a luxury - it's a requirement.

How to do it affordably?

Spend $150.

Hire Set The Stage for our "One Hour Stage."  We'll deliver a consultation that helps sellers clearly see what they need to do to properly market their home.  They get a complete plan, and a set of to-do's.

More importantly - they're on board.

After that, POLISH IT UP.

Sellers pay only $750, and we come back to stage and style the home from top to bottom.  A killer deal that hugely enhances the chance of a quick sale with strong offers.

This program is SO EFFECTIVE that many agents won't bring on a listing without it.

Coming in December:  My Builder/Architect Magazine Article on "Overcoming Your Fear of Color" when selling.

The focus of the entire issue will be on Interiors, and my column will deliver user-friendly ways for the color-challenged (or color-fearful) builder or seller to wisely inject drama and vibrancy through the use of color in a property for sale.

How does this help you?
Writing a quarterly column means that I'm always looking for new resources, trends, and service providers.  I pass this knowledge on to my clients when they need referrals (see this newsletter, for example), and use my breadth of knowledge to produce a superior product.

SET THE STAGE is a professional, respected partner to help you achieve your goals.
Integrity counts.

Standing by our commitments, delivering a quality product and treating clients with respect.  That's how we work.

We' understand that your relationships equal referrals - the lifeblood of the real estate business.  And we're here to make you look good.  Here's how we do it:
  • We do what we say we will, on time, every time.
  • We deliver quality stages, custom-designed for each property.
  • We courteously work with clients who will remain in the home while it is being sold.
  • We never offer advice on pricing or the market - that's your area of expertise.
  • We never forget that you have entrusted us with your most important asset - your clients.
SET THE STAGE  provides excellent value for your staging dollar, and a distinctive look for your listing.  Trust us to make you look good.

Doing Good: Staging for a Cause

Every year, the professional staging organization I belong to (and for which I serve as President of its Seattle Chapter) selects a charitable organization in need of a "makeover."

We focus on organizations that help single women or at-risk teens.  Most are abused, homeless and in need of a safe place to live as they rebuild their lives and futures.  Previously, we have worked with The Elizabeth Gregory Home and Teen Hope.

This year, we worked with the Jubilee Womens' Center.  Jubilee has two buildings housing 27 residents who receive shelter, job training, counseling and, frankly, a new lease on life.

We worked in their "612 House" - which is lovely on the first floor, but was cluttered and unwelcoming downstairs.
Here's what we accomplished in a single day on-site.

BEFORE: This was the "seating area" for residents downstairs (complete with refrigerator!).

AFTER:  This space now says "Welcome home!"

We also staged the adjcaent eating area, hallway, back entry and bathroom. The residents and staff were so excited!

Becca Petrin, Office Manager for Jubilee, posted this on their blog:

"At 11 a.m. today, a dynamic group of staging professionals donated their time, talent, and even new furniture(!) to the Jubilee residents residing in the basement of our 612 house.  All I can say is - WOW...

The basement looks STUNNINGLY different...They've created a healing space in a healing place.  I am once again shocked by how wonderful the community is in support of these women, and by how lucky we are to have this support.  Thank you, thank you, thank you...you are all amazing women."

On a personal note, this is my favorite event of the year.  Every one of our ASPs (Accredited Staging Professionals) felt it was a deeply rewarding experience.

Staging for a Cause:  It's a Good Thing.

BUILDEX 2009 - the Latest Trends in Wall Coverings

As I strolled the exhibit floor at Buildex 2009 earlier this month, it was clear to me that "green" sells.  New trends spotted included:
  • Zen Walls - crafted of sand, earth, clay, stone and even straw, this chameleon-like wall finish may just replace Venetian plaster and high-end wallpaper as the new "it" surface for next year.  Find it locally at www.treefrogcoatings.com.

  • Kirei Board - a substitute for wood, this lightweight material is environmentally friendly and can be used in furniture, cabinetry, casework and on walls. This material is made from reclaimed sorghum straw and a no-added-formadelhyde adhesive.  www.kireiusa.com

  • Ambiente Tile also showed some fabulous "woven" leather-looking tiles for walls and other natural products.  Check out their latest lines at www.ambientetile.com.

A Note From Patty
We're in the business of helping people.

I recently had the opportunity to explain to someone what it is I do, and why I feel so good about it.

Here's the truth:  I get paid to do something I love that has an excellent chance of helping my clients reach a major life goal.

I love that.

Whether you're an agent, a builder, or a home seller, my business is to help YOU succeed.  It's satisfying work, and I'm good at it.

I'd love to work with you.
